To accomplish these objectives the following is the marketing plan we'll be using to sell your property...
  1. Submit your property to the multiple listing service.

  2. Submit your property to www.byrdandcompanyrealestate.com, www.realtor.com as a show cased listing for maximum exposure, additionally exposed to over 20 other web sites that are tied to www.realtor.com, www. loopnet.com (commercial properties) and several other web sites (zillo.com, craigslist.com, backpage.com, bizbuysell.com and redfin.com).

  3. Ensure that my web site www.byrdandcompanyrealestate.com is on the 1st page of Google (usually #1 position) on a search of Montrose Colorado Real Estate and Delta Colorado Real Estate

  4. Advertise your property on the front page in FULL COLOR in the Montrose Daily Press a minimum of one time per month and as often as two or three times per month depending on the property rotation. The publication number is approximatly 45,000 readers.

  7. Positioned on the front page of www.realtor.com as the exclusive agent in the HOW MUCH ARE HOUSES WORTH NOW? section to capture additional exposure of all my listings.

  8. Have a real time market snap shot on the front page of www.byrdandcompanyrealestate.com and several other links to allow Buyers and Sellers to know the value of their property or the property they are inquiring about.

  9. Suggest and advise you as to any changes you might want to make to your property to make it even more marketable to the Buyer.

  10. Constantly update you as to any changes in the current market conditions.

  11. Knock a minimum of 50 doors in the surrounding area. Properties surrounded by more density will typically be 100 to 200 doors. Properties in more rural areas postcard mailings will be mailed in replacement.

  12. Mail a minimum of 210 'Just Listed' postcards to the surrounding neighborhood.

  13. Add additional exposure through a professional sign and lock box.

  14. Hold open house when possible.

  15. Prequalify when possible all prospective Buyers.

  16. Make you completely aware of all the various methods of financing that your Buyer may want to use.

  17. Provide on a monthly basis for the cooperating brokers a list of features and benefits of your property.

  18. Follow up with the salespeople that have shown your property to their prospective Buyers.

  19. Assist you if necessary in arranging interim financing.

  20. Deliver a copy of your property in the multiple listing for your approval, also a copy of all advertisements, mailings and flyers that have been published.

  21. Represent you during the presentation of all contracts by agents and help you in negotiating the best possible price and terms for your property.

  22. Handle all follow up and keep you informed after the Contract has been accepted on all closing procedures.

  23. Deliver your check at closing!
